The Harbor Design Process
Step 1: Discover
Start by browsing our floor plans and making notes on what works and what doesn't. Don't worry about finding something perfect, that's what the planning session is for. Bring inspiration photos, lot dimensions, and any ideas you've been sitting on. The more you bring to the table, the more productive our time together will be.

We like to start our projects with a conversation, not a contract. Chat with our Director & Founder, Milan.
Step 2: Design
The planning session is where we figure out which direction makes sense for you. Does a stock plan get you there? Does it need a refresh? Or is custom design the right call? In 60 minutes we cut through the noise and get you pointed in the right direction.
The session is $300 and is credited toward your plan purchase or custom design retainer if you move forward within 30 days.
Book a Home Planning Session
Step 3: Refine
We develop your plan updates and send them to you for review. There's typically some back and forth as we dial things in — that's normal and expected. This stage generally takes 2–6 weeks depending on the scope of changes and revision rounds.
Once you've decided on a plan, 50% of the plan price is due before work begins. If you're adding an elevation refresh package, that payment is also due at this stage. Once payment is received your project gets scheduled and added to our queue.
Once you sign off, the plans are sent off for structural review.
Step 4: Engineer
While the plans are in structural review we're refining the drawings to meet local building codes. We'll also let you know what additional documentation you'll need to pull permits in your area so there are no surprises when you get to the building department.
Step 5: Build
With engineering complete your plans are permit-ready. Any additional charges beyond the included drafting hours are invoiced at this stage. Once final payment is received we deliver your plans in PDF format and send them out for printing so you can get to work with your builder.
