The 3 biggest mistakes people make when designing a home

I've designed a lot of homes over the years, and the same handful of mistakes trip people up again and again. They're the kind that quietly cost you time, money, and sometimes the dream itself. Here are the three worst ones and how to sidestep them.
1. NOT ESTABLISHING THE BUDGET FIRST
Going in without a budget is the fastest way to end up with deflated dreams. Setting one early doesn't shrink your vision but rather it gives it realistic structure. A few things I'd recommend no matter how you're paying for the build:
Know your "big chunk" numbers: land, build, and overall budget. If you're financing the lot, make sure that's folded into the total.
Get an actual bid set so a builder can put real numbers to a plan. It's a low-commitment way to get much better information before you fully commit.
Even if you're paying cash, consider a construction loan. Yes, it's an added cost, but it works like a small insurance policy on one of the biggest investments you'll ever make. The bank is invested in the project coming in on budget, and they make sure the completed work matches the draws.
2. TOO MANY HEAD CHEFS IN THE KITCHEN
Every project needs one decision maker. There's nothing wrong with leaning on the people you love for input, you should, but when everyone's a head chef, the vision gets foggy fast. Choose one head chef and a few trusted sous chefs. Gather the feedback, filter out the noise, and then let one person make the final call.
3. NOT BUILDING YOUR TEAM EARLY ENOUGH
The clients I see succeed are the ones who bring their design and build teams in early. I've lost count of how many times someone told me "we'll bring the designer in once we're further along," only to end up back in my office later with changes that cost real time and money. Same goes for the builder — getting one picked early keeps the design on budget, and a good builder always has ideas for trimming costs along the way.
Dodge these three and you're already ahead of most people who start this journey.
